Whoa, Caz, you too fast for my typing. check out my web - we are looking for certified agents but not as employees - we do private franchise with minimal support but you are legal. think this approach will suit what you want to do - let me know.

Possibly - I'm going to be getting all the details so I can write the Estate Agents board exam soon - will be fully legal before I do anything. I like the idea of being associated with a registed Estate/Property company, but being on my own for the rest i.e. franchise idea could work - we'd have to discuss all the ins and outs. you have to be registered as agent to receive any form of fee on a property transaction

Should the publisher of a flyer have to be registered with the estate agents board before they can print an advert for property? I don't believe so. I see listing property on BoB on behalf of someone else as an advertizing medium, much like a flyer. I suppose if you took a percentage based fee it could be interpreted differently, but if a fixed fee was agreed upon for the service of maintaining the listing on behalf of an estate agent, then surely the need to register doesn't apply.

Hi Brusk - if you deliver a service on behalf of an agent and get paid for that service, you do not need to register, but if you in any way share in the comm, you are in contravention if not registered. Even sourcing stock for agencies is considered to be an agent activity - man, that act is a menace but has its place in an 'orderly' industry.

I have read the whole post and just want to add my 2 cents worth,

 

“I have bought Seeff Properties is Cullinan that services the whole of Dinokeng, Cullinan, Rayton area as far up as Hammanskraal in the North and far south as the N4, the whole of the Roodeplaat Dam area where all the Golf Estate are popping up like mushrooms (Like Pebble Rock Golf Estate where we are only two agencies working the Estate) and also parts of Mamelodi, (Mandela Village and Mahube Village)

 

From Vacant Land, Residential Houses, Plots, Farms, Game Farms to Industrial Land and Developments we service them all.

 

Before me and Desere (Fiancé) forked out all that money we did our homework and asked all the questions over and over making sure that you don’t get a different answer every time, and I must say that out of all the Franchises that is out there, Seeff won without a doubt, hence our purchase of the license, it was a tedious process of over 6 months before we made our decision, not saying that the other ones are crappy but Seeff had and still has the most to offer.

 

Do your homework, get registered make sure that they do the paper work as the EAAB is in such a state of organized chaos, your neck hairs will raise if we start on that subject, We listed a house today Of R12,000,000,-00 today and I’m giving the owner to think about my Sole Mandate until Monday, even though he said I must bring him the paperwork on Monday sign the Sole Mandate I await his FINAL answer, working on 7,5% on sole mandate I will go LIVET if I loose that comms, so try and keep everything above board, register, pay your way and you can make so much money, so when you write a cheque the bank will bounce. :twisted: .

 

Getting to the topic of this forum, I will also start listing here in the near future and we will see if it will be worth our while, I will need to get the stats from Bid Or Buy to find out what the searches look like and if PROPERTY is one of the things people are searching for, only then can one make an informed decision. The market place is flooded with single operators that is more that willing to work for 3 % comms and to say the least I AM NOT, whether you sale a R 20 Million game farm or a R500K House the work remains the same and at 3% comms it is just not worth your while.

 

As far as “spotters†(Lead Generating Agents) is concerned the description should say it all, with special emphases on agent so you must also be registered with EAAB, yes it is a pain but get it sorted before you start and end up loosing out on that one big sale like

 

…… 2 yrs ago lost R 200k on commercial property sale because I was not registered! Wised up and registered.

 

Did, paying school fees in that respect is the pits.

 

I will monitor this forum from now on and will post some links when I start posting my listings on Bid or Buy and we will see what the out come is.

Good on you, DanKing. We agree that Seeff is a good brand for residential as long as you are the franchise holder (this goes for any franchise). Agents typically have to join an agency like yours because they do not have the capital to start their own franchise and this is where we have the problem - agents work for the agency giving away 30% to 50% of their efforts to the franchise holder - it is then up to the individual agent to decide whether the marketing support, desk and related support is worth that kind of sacrifice - for an agent that does a couple of sales a year, this is ideal but for a top performer, this becomes excessive and before you know it, they are gone; so agencies with this model (all the major brands) are continuously losing their top performers.

 

We take a differrent tact aimed at the top performers: You provide your own office etc, we support digital marketing and ensure you stay legally registerred; you get a private franchise with no geographic boundaries and pay R 50k pa from your first sales and the rest is yours to keep; The franchise belongs to the individual and they in turn appoint franchisees registerred under them on the same deal - no employees, no labour problems, no tax and other legal problems with the individual franchisee experiencing exceptional freedom to operate. I must add though that this is more suited to commercial and industrial property specialists who can operate from home (do not need visible exposure to be know). This model ensures your top performers stay because it is their OWN business and are working for themselves, not a boss!

 

A comment on BoB listing - do a listing, wait a few days and the google search your property/area. I will be surprised if BoB is not on the first or second page - that is why we use BoB!

Well - I joined Proprop in Hillary to get myself going in the Real Estate business and have registered with the EEAB now as well. I never realised going into it what a difficult business selling houses actually is, but I am enjoying it so far (in my 5th month now). I may still look at a franchise at a later stage, but I think I have a lot to learn before I venture into those waters. Good luck to all of the people in the industry, the NCA has made this business even more difficult for us, but if we hang in there, we will prosper in the long term!! I know how tough it is, so I admire all of you who have survived in this industry for a long period of time.

Residential Trend

 

Well done on the correct start, Caz! Despite the NCA there are some real opportunities in residential at present. The rise in interest rates with more to come and the NCA has brought about a massive and growing rental pool in the mid-income group where now unqualified buyers are forced to rent! So where lies the opportunity?....focus your efforts on properties in secure complexes in the R 400 000 to R 700 000 bracket and target property investors who are investing significantly in this property bracket nationwide. They are in the unenviable position of being able to select tenants from a growing list!

 

Our view is that there is no such thing as a bad property market...when its bad for a certain group, it is good for another. The trick is to understand the market and shift your focus with the movements of the market!

 

So do not through your hands up in despair....research, take note and get into action! Only action cures fear! Go for it and good luck!
